About the Project
AB InBev phrased its request to Vicoma as follows: “We have a shortage of efficiently laid-out office space. Furthermore, the space we do have is scattered across the site and is often located in production-related buildings.”
The available office space is outdated in terms of both the building structure and the building services. “We’re considering new construction, but what should we do with the remaining properties? Show us how we can structurally reduce our operating costs and provide proposals for the redevelopment of the remaining buildings and sites.”
Vicoma’s Role
The new office is based on a thorough study conducted by Vicoma into the space requirements, as well as various operational scenarios and costs.
A strategic analysis for the medium term made it possible to reduce the total office space from 15,000 m² to just 5,800 m².
In addition, Vicoma provided consulting services for the redevelopment and divestiture of existing real estate and land belonging to the former “De Drie Hoefijzers” Brewery.
Result
The new headquarters was built at a strategic location on the company’s own property. By planning ahead wisely, the required office space was reduced by as much as 61 percent, with all the resulting benefits for housing and operating costs.
AB InBev now has a sustainable and highly efficient office building. And the remaining land was cleared and sold.
